NEW HOME CONSTRUCTION PROCESS

1. CONSULTATION
  • Ini­ti­ate dis­cus­sions about your vision, goals, needs, and bud­get.
  • Eval­u­ate cur­rent con­di­tions to con­firm fea­si­bil­i­ty and pin­point any poten­tial risks in terms of work scope, time­line, and bud­get.
  • Elab­o­rate on the con­struc­tion process.
  • Exam­ine reg­u­la­tions and guide­lines for ten­ant improve­ments when nec­es­sary.
  • Coor­di­nate dis­cus­sions between land­lords and ten­ants to ensure mutu­al inter­ests are met regard­ing com­mer­cial space con­struc­tion.
  • Pre­pare an ini­tial esti­mate for your con­sid­er­a­tion.
  • Cre­ate an ini­tial project sched­ule.
2. DESIGN
  • Imple­men­ta­tion of client com­mu­ni­ca­tion pro­to­col for progress reports, invoic­ing, change orders, and time­lines.
  • Con­sis­tent site main­te­nance, waste removal, and site safe­guard­ing.
  • Mon­i­tor­ing of project sched­ule and key mile­stones.
  • Con­duct­ing site audits and pro­vid­ing progress reports.
  • Ensur­ing qual­i­ty con­trol, man­ag­ing sub­con­trac­tors, and coor­di­nat­ing with rel­e­vant pro­fes­sion­als, con­sul­tants, and local author­i­ties.
  • Per­form­ing nec­es­sary inspec­tions to guar­an­tee com­pli­ance with build­ing code stan­dards.
3. BUDGETING
  • Ten­der all work to sub-trades and sup­pli­ers and com­plete a full audit of all quotes.
  • Iden­ti­fy val­ue engi­neer­ing oppor­tu­ni­ties by sug­gest­ing changes in mate­ri­als and/or scope of work
  • Pre­pare a com­pre­hen­sive bud­get for review
  • Final­ize and sign off on quotes to pro­ceed
4. PRECONSTRUCTION
  • The archi­tect and/or inte­ri­or design­er will com­plete floor plans, ele­va­tion draw­ings, and spec­i­fi­ca­tions.
  • Sub­con­tract all work to trades and sup­pli­ers, con­duct­ing a thor­ough audit of all quotes.
  • Explore val­ue-engi­neer­ing pos­si­bil­i­ties by propos­ing mate­r­i­al or scope adjust­ments.
  • Pre­pare a detailed bud­get for review.
  • Obtain all required per­mits (e.g., build­ing, elec­tri­cal, plumb­ing) and coor­di­nate with the stra­ta if nec­es­sary.
  • Obtain engi­neer­ing and nec­es­sary con­sul­tants’ doc­u­men­ta­tion and approvals.
  • Cre­ate a com­pre­hen­sive con­struc­tion sched­ule and project mile­stones.
  • Final­ize and approve the pre-con­struc­tion phase to pro­ceed with the con­struc­tion phase.
5. CONSTRUCTION
  • Estab­lished client com­mu­ni­ca­tion pro­to­col for progress reports, invoic­ing, change orders, and time­lines.
  • Ensur­ing reg­u­lar site clean­ing, rub­bish removal, and site pro­tec­tion.
  • Mon­i­tor­ing project sched­ule and mile­stones.
  • Con­duct­ing site audits and pro­vid­ing progress reports.
  • Uphold­ing qual­i­ty con­trol, man­ag­ing sub-trades, and coor­di­nat­ing with pro­fes­sion­als, con­sul­tants, and munic­i­pal­i­ties.
  • Per­form­ing all nec­es­sary inspec­tions to guar­an­tee work com­pli­ance with or sur­pass­ing build­ing code stan­dards.
6. COMPLETION
  • If the design has not been final­ized, we will engage a design­er.
  • Ensure com­ple­tion of all essen­tial per­mit draw­ings includ­ing floor plans, ele­va­tion draw­ings, and spec­i­fi­ca­tions.
  • Final­ize the design and pro­vide approval to move for­ward.
